Preventative Maintenance 

We take a proactive approach toward property maintenance – routine monitoring of electric, heating, air conditioning and plumbing repairs. Buildings are inspected regularly for cleanliness and safety. Our experienced staff conducts periodic inspections of managed properties to ensure compliance with leases. In addition, the Baker First Management Corporation team handles the upkeep of the property and monitors utility meters to ensure proper billing. Planning and monitoring routine and emergency maintenance and repairs, follow-up on work orders, and implementing customized preventive maintenance programs.

24-Hour Coverage /Emergency Response

Incoming calls to Baker First Management Corporation are answered 24-hours a day, seven days a week, including holidays by a member of our staff. Maintenance personnel are available 24-hours offering quick emergency response.

Qualified Vendor Partnerships

As necessary, outside vendors may be utilized to perform specialized work in the building. Baker First Management Corporation coordinates and monitors the performance of qualified outside vendors when required in accordance within the building owner’s guidelines. Generate and track service orders, approvals and distribute.  Monitor the performance of qualified outside vendors within client guidelines.  All vendors are licensed, bonded and insured for the client’s protection and perform quality work in a reasonable timeframe.

Risk Management, Safety and Insurance

Evaluate and manage risk, advise clients about conditions that may pose safety or liability risks, maintain insurance policies and insurance costs, investigate and report all accidents and damages. Review property insurance policies and coordinate annual renewals with owners.

Maintain an electronic record of all documents, customize reports, and streamline collections of maintenance and common charges. Manage internal work orders. Complete, concise and timely financial reports.
